The Fund’s ultimate strategy is to provide investors with a blend of both income and capital return by investing in quality real estate across the UK and strategic locations in Europe. The top-down investment approach by the Fund across the portfolio involves identifying key cities within Europe, and determines the merits of the different sectors within the city. Through a strong deal flow and established relationships with market contacts, we then analyse specific investment opportunities focusing on property fundamentals such as; tenants, the occupational market, the local investment market, asset specific factors and the development pipeline in the surrounding area. We are very aware of not only the fundamentals of the investment market but the timing in the property cycle; this was demonstrated by the deals completed in Spain (Barcelona), Denmark, (Copenhagen) and Norway (Oslo).
Going forward, the over-arching strategy of the Fund will be to ensure it balances it’s geographical exposure between the UK and Europe to achieve a cross currency spread. By the nature of the markets in Europe, our primary acquisition focus will be on key European cities which ensures liquidity and also enables us to confidently deploy the Funds cash reserves efficiently in a small number of transactions.
The Fund adopts a top-down investment approach across its European portfolio to complement its UK holdings whereby it identifies key cities within Europe, and determines the merits of the different sectors within the city. We then analyse specific investment opportunities focusing on property fundamentals such as; tenants, the occupation market, the local investment market and the development pipeline.
The Fund maintains a balanced debt strategy to ensure the funds returns are maximized against a low risk debt and hedging profile.
The Fund and its experienced management team adopt a pro-active asset management approach coupled with integral knowledge of all the assets and occupiers to achieve value add strategic goals.
