The Fund purchased the asset in Q3 2011 and comprises a 5 storey office building built in 2009, offering 28,487 sq ft of Grade A office accommodation. Fully let to the Colomberie Services the asset has provided the Fund with good strong income over the last 6 years. Located on La Colombrie Street in Jersey, the asset is situated in the centre of St Hellier on the pedestrianized part of La Colombrie Street, approximates 200m to the east of Queen Street, the main retail area of the town.
The Fund purchased the LLH ground floor retail upon practical completion of a residential led development scheme in Q3 2015. Single let to Dreams PLC, the asset is located in the Greater London town of Dartford in the town centre, in close proximity to the Priory Shopping Centre and the popular Prospect Place Retail Park with occupiers including TK Maxx, B&Q, Asda and Marks and Spencer’s to name a few.
The Fund purchased the freehold element in Q2 2008, which comprises of three ground floor retail units, and 2 upper floors of office space, however the upper office space has been sold off on LLH. Located in the affluent London area of Chiswick on Turnham Green Terrace in West London, current retail tenants include Patisserie Valerie and Oliver Bonas.
The Guildford asset is a Grade II listed building, single-let to women’s fashion retailer Gerard Darel. Guildford is one of the UK’s top towns and retailing locations, and the Fund secured this asset at a significant discount to prime Guildford yields. In addition, the asset was considered highly reversionary and offered the ability to secure the income growth in the short term.
